PROPERTY MANAGEMENT SERVICES
- Owner Portal: We give you 24/7 access to your own secure owner portal where you have access to reports, status, maintenance updates, etc.
- Accounting: We provide you with monthly detailed income and expense statements. To comply with our Going Green, all receipts are kept on file. We can email you a soft copy or mail you a hard copy upon your request. We provide you and your accountant a 1099 along with a year-end detailed property statement to assist with your tax preparation.
- Active marketing: We advertise in the Pikes Peak Association of Realtors Multiple Listing Web page, Local military bases, Rentals.com, Craigslist, as well as over 55 more various websites.
- Fees: We charge a small monthly percentage of rent collected. There is no fee if and when the property is vacant.
- Leases: Our Lease is assembled by our team of Lawyers and is updated regularly to adjust to the ever-changing Real Estate Laws. It clearly specifies the tenant and landlord responsibilities to protect everyone's rights.
- Maintenance: We offer 24/7 coverage of your property. Our contractors go through a thorough background check, are licensed and insured.
- Move-in and Move-out Inspections: Before Move-Ins and After Move-Outs we conduct a thorough inspection as well as videotape your property. We have found these videotapes to be useful in determining damage upon move out as well as being used in court.
- Owner Proceeds: We deposit your owner proceeds electronically into your bank account by the 10th of each month.
- Property Showings: Showings of our rentals are done by our property manager or by licensed real estate agents.
- Property Survey: Our property management team regularly surveys your property. We look for any maintenance concerns and address them promptly before they become a major concern. By doing this we help keep your costs to a minimum. Our surveys include but are not limited to gutters, window seals, yard maintenance, oil spills on the driveway, etc. We ensure your investment looks as good if not better than the neighborhood.
- Regular Inspections: We also conduct regular drive-bys of your property. In addition, all our sub-contractors fill out a visual report after conducting work on your property.
- Security/Damage Deposits: We hold tenant's security deposit in a non-interest bearing trust (escrow) account, account for any deductions and return the remainder according to state law and as outlined in our lease.
- Tenant Screening: We carefully screen our tenant applicants in order to ensure that we have the most qualified applicant for your property. These thorough evaluations include rental history, credit history, criminal background, employment, and income verification.
